Jumbo

Understand jumbo mortgages above conforming loan limits, lender-specific credit and reserve requirements, appraisal considerations, and financing tradeoffs.

Back to Loan Programs

A jumbo mortgage exceeds the conforming loan limit for the property’s county and number of units. The loan amount—not whether a home is described as luxury—determines this distinction. Jumbo loans are not eligible for purchase by Fannie Mae or Freddie Mac under standard conforming limits.

Potential benefits

  • A single mortgage may cover a borrowing need that is above the local conforming limit.
  • Fixed-rate or adjustable-rate options may be available depending on the lender.
  • Different lenders may evaluate complex income or asset profiles differently within their own underwriting rules.

Eligibility and documentation

Expect detailed verification of income, credit, assets, debts, and the source of down-payment funds. Lenders set their own minimum down payments, cash reserves, and credit standards, which can be more demanding than conforming requirements. A larger or unusual property may require additional appraisal review.

Costs and tradeoffs

Jumbo pricing is not always higher or lower than conforming pricing. Compare offers on the same day and with the same points and term. An adjustable rate may start lower but can increase later. Keeping adequate cash after closing matters as much as qualifying for the largest loan.

Is this program right for you?

Start by confirming the current county limit and the loan amount you actually need. Compare a jumbo loan with a larger down payment that brings the balance within conforming limits, without exhausting emergency reserves.
