FHA
Learn how FHA-insured mortgages work, including down payment eligibility, mortgage insurance, property standards, and costs compared with conventional loans.
An FHA mortgage is made by a lender and insured by the Federal Housing Administration. It is intended for eligible owner-occupied homes, not just first-time buyers. Its down payment and credit framework can help some buyers who do not fit conventional guidelines.
Potential benefits
- A down payment as low as 3.5% may be available to borrowers who meet FHA credit requirements and the lender’s standards.
- Eligible gift funds or approved assistance may help with upfront costs, subject to documentation and program rules.
- Both first-time and repeat homebuyers may qualify; previous homeownership alone does not disqualify a borrower.
Eligibility and documentation
The lender reviews credit, income, debt obligations, and funds to close. FHA loan limits depend on county and unit count. The property must satisfy FHA appraisal and minimum property requirements, and the borrower must meet principal-residence occupancy rules. Lenders may impose stricter requirements than FHA’s minimums.
Costs and tradeoffs
FHA generally charges both an upfront mortgage insurance premium and annual premiums collected with monthly payments. How long annual premiums last depends on the original loan terms and down payment; they do not simply disappear when the home gains equity. Repairs required by an appraisal can also affect timing and costs.
Is this program right for you?
FHA may be worth comparing if limited savings or your credit profile makes conventional financing difficult. Ask for a side-by-side cost comparison rather than choosing solely by the minimum down payment.
