Bank Statement

Learn how bank statement mortgages assess self-employed income, why deposits are not all qualifying income, and what documentation, costs, and reserves may apply.

Back to Loan Programs

A bank statement mortgage is an alternative-documentation product that some lenders use to evaluate self-employed borrowers. Instead of relying primarily on tax-return income, the lender analyzes an approved history of personal or business account deposits. It still requires evidence of income and ability to repay.

Potential benefits

  • Account cash flow may help document an established self-employed business with income that is not well represented by a standard wage calculation.
  • Personal or business statements may be considered under different lender methods.
  • It provides an option to compare with conventional self-employed underwriting rather than assuming tax deductions prevent all mortgage eligibility.

Eligibility and documentation

A lender may request 12 to 24 months of statements, but the period and eligible accounts vary. Business ownership, business history, credit, assets, debts, and property details must also be verified. Transfers between accounts, borrowed money, and one-time deposits are not automatically qualifying income. Business expenses or an expense factor reduce the usable deposit amount.

Costs and tradeoffs

Alternative-documentation loans may have higher rates, fees, down payments, or reserve requirements than standard conventional loans. Deposits are not the same as profit. Ask how the lender treats seasonality, declining revenue, overdrafts, and any applicable prepayment terms before comparing quotes.

Is this program right for you?

This approach may suit an established self-employed borrower with consistent, traceable cash flow. First compare ordinary conventional qualification using complete tax returns; an alternative-documentation product is not necessarily the least expensive choice.
